The applicant is proposing to construct a 37-storey residential tower with a 4-storey podium, consisting of 472 residential units. See the submitted site plan and conceptual rendering attached to this notice.
The purpose of the zoning by-law amendment is to increase the maximum building height from 77 metres (approx. 25-storeys) to 116 metres (approx. 37-storeys). In addition, the applicant is requesting site-specific amendments to reduce the minimum parking ratio; remove the minimum main wall stepback provision; reduce the minimum required continuous length of a building along a street line; remove the minimum balcony depth requirement; reduce the minimum width requirement for a landscaped area between surface parking area and an existing residential development; and permit stairs and air vents to be located in the front yard and project more than 1.2 metres above grade. The applicant is also requesting to remove the “H6” Holding Symbol that applies to the property.
